Detailed CMA (comparative market analysis) to establish fair market value

Thorough inspection of property, with professional staging information

Prepare and review listing contract (to include HOA, mortgage, termite, disclosure, agency, advertising documents)

Enter property into MRIS (our local MLS system)

Advertise property information and pictures on multiple websites, including:

Place wooden post "For Sale" sign on property

Place electronic lockbox on home for agent access

Create property brochure for potential buyers

Notify top agents of new listing

Schedule property for office tour

Hold Open House (monthly if needed)

Mail "Just Listed" flyers to surrounding community and move up neighborhoods

Contact agents for feedback after showings/previews

Contact you weekly with verbal progress reports

Review marketing activities and feedback information regularly through phone/email

Pre-qualify potential buyers

Verify, present and discuss all offers on property

Negotiate for best offer

Ratify sales contract and addendums

Order and deliver HOA documents (if necessary)

Follow up and monitor progress of contract through home inspection, final loan approval, appraisal, survey, title work, termite inspection, mortgage payoffs, and relocation issues.

Receive and review preliminary HUD-1 prior to closing

Preview property prior to final walkthrough to ensure a smooth transition

Attend settlement
